Below are general guidelines and recommendations to assist property owners with properly maintaining and servicing their plumbing system within the Country Club Water Supply Sewer System. 

Property Owners are responsible for installing, maintain and servicing all sewer lines up to the main sewer tap.  It is important to note that our system does not handle solid waste.  Solid waste is processed through a series of one or more tanks and a pump installed and maintained by the individual property owners throughout the system.  The liquid waste is then transported back to Mabank through a series of lift stations maintained by Country Club Water Supply for processing.

Residential Septic Tank Design Requirements

  • Gate Valve – Each lift pump is required to have a brass, PVC or equivalent gate valve between the main sewer line and the pump union. This valve allows individual service line to be closed off from the sewer main to service and maintenance other components of the system.
  • Check Valve – Each lift pump is required to have a brass or equivalent swing check valve between the union and the pump; or the union and the gate valve to stop backflow from main sewer line. This should be accessible to allow for inspection and maintenance if needed.    
  • Weatherproof Simplex Control Panel or Junction Box – Located above ground for electrical plugs and high-water alarms. A high-water alarm is highly 

Double Cleanout – A cleanout with pop up valve between the house and tank is recommend to assist with servicing the plumbing system and help prevent backups inside the residence. 

Minimum Suggested Pump Recommendations – Below is a list of pumps we have found to perform well. 

Inadequate and undersized wastewater pumps burn out and do not have the desired head pressure required to perform.  Many pumps turn off automatically if a specific head pressure is reached.    

Please consult a licensed plumber or septic tank company for specific recommendations.

Tank Maintenance Recommendations

-The primary cause of pump failure are items being flushed that are not safe for the system.  Avoid baby wipes and feminine hygiene products as these will get caught in the pump impeller in pump failure.  Consider using septic safe toilet paper to avoid buildup of solids in your tank.   

-Treat tanks with enzyme treatment monthly to assist with breakdown of solids and grease.  This can be purchased through local retailers or Amazon.com. 

-Cabin Obsession Septic Tank Treatment, Bio Clean or similar

-If pump is not working consider contacting a septic company or plumber who can empty the tank of solids and replace the pump if needed with one service call.  Not all service companies have the vacuum truck to remove built up solids.   Simply replacing or repairing the pump without pumping the tank may result in reoccurring issues due to items remaining in the tank that do not break down. 

Signs of Problems

- If installed; a high-water alarm noise or light is the most obvious sign maintenance may be required.

- Muddy or soft ground around your sewage tank may be an indication that your tank is full and maintenance is required.

- Bubbling or gurgling of your toilet or drains inside your residence indicate the sewer system is full or may not be properly draining and maintenance is required.

If you notice any of these signs please stop using your toilets or drains and contact a septic company or plumber immediately.  Continued use of showers, washers or other appliances and fixtures could result in a backup into the residence.
